Choosing a Realtor®

Selling your home is a major transaction with complicated procedures. The process of selling your home can be a painful and stressful experience. It involves legal requirements, large amounts of money, and the need for extensive marketing.

At The Osborne Goddard Team our goal is to sell your home quickly, stress-free and for Maximum Profitability. Our Golden Rule is to treat Clients the way that we would like to be treated and SELL every home as if it were our own.

2

Listing Agreement

The listing agreement is a contract between you and your agent’s real estate brokerage. This agreement gives your agent the authority to acts as your representative in the sale of your home. It outlines a number of terms and conditions, but not limited to:

3

Asking Price

Do you know how much your home is worth?

If your asking price is too high, you won’t be able to sell your home. If your asking price is too low, you could be losing out on a lot of money. Therefore, it’s important that you are informed and educated about the current marketing and the value of other homes when setting your listing price.

We can help you to determine a price to list when selling your home. Contact us for a free Comparative Market Analysis (CMA) which will inform you of your home’s value in today’s market.

4

Preparing Your Home

You only get one chance to make a first impression. It is important to prepare your home for sale to create a lasting impact on potential buyers.

Some of the factors you need to keep in mind when listing your property for sale are curb appeal, cleanliness, and staging. When you list your home with The Osborne Goddard Team, we provide a consultation with a professional, award-winning stager.

You should also examine your home’s interior and exterior and determine if there are any repairs needed. Taking care of repairs can help you save money in the end, rather than having buyers negotiate repairs into the price of the home.

5

Marketing Your Home

When you list with The Team Abbas, thousands of buyers and agents will be able to access your listing through multiple online portals such as Realtor.ca, CurtisGoddard.ca, TREB, Remax.com, Facebook, Instagram, YouTube, and Twitter.

In addition, your potential buyers will be able to access superior brochures of your property. These brochures will provide potential buyers with a professional, full-colour brochure to display your home filled with enticing photographs and detailed information about your property and area.

6

Accepting an Offer

When a buyer is interested in purchasing your home, they will put in an offer through your real estate agent. Your agent will review the offer with you to make sure you understand the terms and conditions, which include the buyer’s rice, conditions that may apply, desired date of possession, and closing date.

Along with the offer, there will also be a deposit. You are not required to accept the offer and you are able to make a counteroffer for the buyer to review.

When you and the buyer have signed the offer, you should have your lawyer review the contract before you decide to sign it. Once you have signed the offer, you and the buyer are obligated to close. At last, you have sold your home!
